By accessing or using the TML Property Services website ("Site") or engaging our cleaning services ("Services"), you agree to be bound by these Terms of Service. If you do not agree with any part of these terms, you should not use our Site or Services. These terms apply to all visitors, users, and customers of TML Property Services.

2. Services Overview

TML Property Services provides commercial cleaning, residential cleaning, move-in/move-out cleaning, and post-construction cleaning services in the state of Utah. Service descriptions on our website are provided for informational purposes. Specific terms of each cleaning engagement — including scope, schedule, and pricing — will be agreed upon between TML Property Services and the client prior to the commencement of work.

3. Estimates and Pricing

Estimates provided through our website, phone, or in-person consultations are non-binding and based on the information available at the time. Final pricing may vary depending on the actual condition and size of the property, the scope of work required, and any additional services requested. TML Property Services reserves the right to adjust pricing with reasonable notice if the scope of work changes materially from the original estimate.

4. Scheduling and Cancellations

Once a cleaning appointment is confirmed, we reserve crew time and resources for your property. We request at least 24 hours' notice for cancellations or rescheduling. Cancellations made with less than 24 hours' notice may be subject to a cancellation fee. TML Property Services will make reasonable efforts to notify you in advance if we need to reschedule a confirmed appointment due to unforeseen circumstances.

5. Access to Property

Clients are responsible for providing safe and reasonable access to the property to be cleaned at the scheduled time. This includes securing pets, removing personal valuables from work areas, and ensuring that the premises are accessible. TML Property Services is not responsible for delays or inability to perform services caused by lack of property access.

6. Liability and Insurance

TML Property Services carries general liability insurance. In the unlikely event that damage occurs during a cleaning service, clients must report the issue within 48 hours of service completion. We will investigate all claims promptly and, where our team is determined to be at fault, will arrange for repair or reasonable compensation. Our total liability for any single claim shall not exceed the value of the service rendered.

7. Satisfaction and Re-Cleans

Your satisfaction is important to us. If you are not satisfied with any aspect of a completed cleaning service, please contact us within 24 hours and we will schedule a re-clean of the affected areas at no additional charge. Re-clean requests made after 24 hours will be evaluated on a case-by-case basis.

8. Website Use

The content on our Site — including text, images, and design — is the property of TML Property Services and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from our Site content without prior written permission. You agree not to use the Site for any unlawful purpose or in any way that could damage, disable, or impair the Site.

9. Limitation of Liability

To the fullest extent permitted by law, TML Property Services shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of our Site or Services. This includes but is not limited to loss of profits, data, or business opportunities. Our aggregate liability for all claims shall not exceed the total fees paid by you for the specific service giving rise to the claim.

10. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Utah, without regard to its conflict of law principles. Any disputes arising under these terms shall be resolved in the courts of Utah County, Utah.

TML Property Services reserves the right to update or modify these Terms of Service at any time. Changes will be posted on this page with a revised "Last Updated" date. Your continued use of our Site or Services after any modifications constitutes acceptance of the updated terms.
